Expansive Soils

 

Expansive soils are those that have a high percentage of clay. This means that the soil is affected by the weather conditions. If an area is experiencing a drought, cracks or fissures can cause significant damage to the structures built above them.

Viriginia has some places which have less than 50% clay in the soil, and poses slight to moderate swelling potential, but most Virginia soils contain little to no swelling potential.
