Home Ownership Among the Senior Population

Throughout the Planning District, more than four-fifths of the Senior Households own their homes. Even in Charlottesville, where the overall ownership rate is 41%, the rate for seniors is73%. The senior population is well established in their own living environments. They also are apt to have a solid financial asset in their home.

 

How does ownership change with age?

For the Planning District as a whole, the tenure rate drops from about 85 percent for those 55 through 74 to about 73% for those older than 85. This is due largely to the wide differences in the availability of rental senior housing in Albemarle. Most other jurisdictions show a more modest decline. (The exception is Greene County where the rates increase with age.)

The relative scatter and concentration of owner occupied units at the Census Block level of analysis by heads of household 65 and older are shown above. The three age groups are broken out into separate maps below. While the overall pattern reflects the general development throughout the region, the oldest population group reflects some clustering in and around communities that specialize in elderly homes.

Rental Housing

Renter occupied senior housing is more spatially concentrated. Rental unit developments have higher densities in the urban areas. Rural rental housing is largely scattered with only slight clustering near some of the town centers.
